1. The Parties

This agreement is between Casavecchia Società Agricola a Responsabilità Limitata Semplificata ("Casavecchia", "we", "us"), registered at Via Scopti 41, San Casciano in Val di Pesa, Firenze 50026 (P.IVA 07282750483), and the lead guest named on the booking confirmation ("the Client", "you").

By completing a booking, the Client confirms acceptance of these Terms & Conditions on behalf of all guests in the party.

2. The Properties

Casavecchia comprises three villa properties available for private rental:

  • La Villa — the main 12th-century farmhouse, base of the estate, suitable for groups up to 14 guests.
  • Il Giogo — a restored stone farmhouse for private rentals and in combination with La Villa for retreats.
  • La Torre — a private villa with pool, ideal for small groups and family bookings.

All properties sit within a 45-hectare working agricultural estate producing biological extra virgin olive oil and Chianti Classico grapes, 20km from Florence.

3. Booking & Payment

3.1 Reservation

A booking is confirmed only when Casavecchia has issued a written confirmation and the deposit has been received in cleared funds. Until that point, no binding agreement exists.

3.2 Deposit

A non-refundable deposit of 30% of the total rental value is required to secure the booking. This deposit is retained in full in the event of cancellation at any time.

3.3 Balance

The remaining balance of 70% is due no later than 60 days before the check-in date. For bookings made within 60 days of arrival, full payment is required at the time of confirmation.

3.4 Late Payment

If the balance is not received by the due date, Casavecchia reserves the right to treat the booking as cancelled and the deposit will be forfeited. Casavecchia will notify the Client in writing before taking this step.

3.5 Payment Methods

Payment may be made by bank transfer (preferred — no fees), credit card, or debit card. Bank transfer details are provided on the invoice. All amounts are in Euro (€).

4. Cancellation Policy

All cancellations must be made in writing to in**@**************ia.com. The date of cancellation is the date on which written notice is received. The following fees apply as a percentage of the total rental value:

Important: The 30% deposit is non-refundable in all circumstances. We strongly recommend comprehensive travel insurance covering cancellation, medical, and curtailment, arranged at the time of booking.

If Casavecchia needs to cancel a confirmed booking due to circumstances within our control, you will receive a full refund of all sums paid. In cases of force majeure (see Section 10), refunds will be assessed on a case-by-case basis.

5. Postponement Policy

A postponement is a request to move confirmed dates to a new period. Postponements are subject to availability and the following conditions:

  • Only one postponement per booking is permitted. A second request is treated as a cancellation.
  • Postponed dates must be within 12 months of the original check-in date, within the same calendar year where possible.
  • Any difference in the rental rate between original and new dates is payable in full by the Client.
  • A postponement request does not constitute a cancellation — the deposit remains applied to the new booking.

6. Partial Cancellation (Reduction of Nights or Properties)

Where a Client wishes to reduce the length of stay or drop one or more properties from a multi-property booking (e.g. removing Il Giogo from a combined La Villa + Il Giogo booking) after confirmation, the following applies. Each property may also be booked independently with no restriction.

A minimum rental of 3 nights applies at all times. Dropping a property within 30 days of check-in is treated as a cancellation of that property and fees in Section 4 apply. Early departure does not entitle the Client to a refund for unused nights.

7. Check-in & Check-out

  • Check-in: from 16:00 on the day of arrival.
  • Check-out: by 10:00 on the day of departure.
  • Late arrival must be notified in advance. Arrivals after 21:00 may be subject to a late check-in fee of €50.
  • Early check-in and late check-out may be possible on request, subject to availability — additional charges may apply.

8. Guest Conduct & Property Use

8.1 Occupancy

The maximum occupancy of each property is stated on the booking confirmation. Unauthorised additional guests may be asked to leave or may incur a supplement.

8.2 Events

Weddings, celebrations, and events require prior written approval from Casavecchia and may be subject to additional terms and an event supplement. Low-key private gatherings (dinners, birthdays) do not require separate approval.

8.3 Noise & Neighbours

Casavecchia is a working estate in a rural community. We ask that guests respect reasonable quiet between 23:00 and 08:00.

8.4 Smoking

Smoking is not permitted inside any property. Designated outdoor areas are available.

8.5 Pets

Pets are not permitted at the properties unless specifically agreed in writing at the time of booking.

8.6 The Working Estate

Guests acknowledge that Casavecchia is a working agricultural estate. Access to certain areas may be restricted during operational periods. Guided tours are available on request.

9. Security Deposit & Damages

A refundable security deposit of €1,500 (for La Torre) or €2,000 (for La Villa and Il Giogo combined) is payable 14 days before arrival and returned within 14 days of departure, subject to any deductions for damage, excessive cleaning, or breach of these terms.

The Client is responsible for any damage caused by the group during the rental period.

10. Force Majeure

Casavecchia shall not be liable for failure to perform its obligations where this is caused by events beyond its reasonable control, including acts of nature, extreme weather, fire, flood, pandemic, government restrictions, or acts of war. Casavecchia will notify the Client as soon as reasonably possible and work in good faith to find an alternative arrangement or agree a fair resolution.

11. Liability

Casavecchia accepts no liability for: loss, damage, or theft of personal belongings; injury or accident occurring on the estate outside the normal use of the properties; or disruption caused by third parties or circumstances beyond our control.

Nothing in these terms limits liability for death or personal injury resulting from Casavecchia's negligence, or for fraudulent misrepresentation.

12. Travel Insurance

Comprehensive travel and cancellation insurance is strongly recommended for all guests. Casavecchia is not responsible for costs arising from failure to take out adequate cover.

13. Privacy & Data

Personal data provided at the time of booking is processed in accordance with GDPR (EU 2016/679) solely to administer the reservation. It is not shared with third parties except where necessary for the provision of services. Guests may access, correct, or request deletion of their data at any time by contacting fi*****@**************ia.com.

Photography and video taken by guests on the estate may be shared on personal social media. Commercial use requires prior written consent.

14. Governing Law

These terms are governed by Italian law. Any dispute shall be subject to the exclusive jurisdiction of the courts of Florence (Firenze), Italy.
